But that wasn't what the homeowner really wanted.

So we continued carefully sanding the hardwood to see just how much improvement we could achieve before making that decision.

And the floor kept getting better.

By the time the sanding and refinishing were completed, the difference was remarkable.

What initially appeared as though it might require a dark stain had cleaned up to the point where we estimated approximately 99% of the visible staining had been removed.

The homeowner was extremely happy that we didn't have to turn to a dark stain simply to disguise the damaged areas. Keeping the floor lighter preserved the natural variation in the wood and helped the smaller rooms remain bright and open.

For us, it was also one of those projects where the finished result was especially satisfying because the outcome wasn't guaranteed when we started.

Why We Don't Promise That Pet Stains Will Completely Disappear

Every pet-stained hardwood floor is different.

Urine and other liquids can penetrate through the finish and soak into the wood itself. How much discoloration can be removed depends on several factors, including how long the stain has been present and how deeply it has penetrated.

That's why we don't tell a customer beforehand that professional sanding will definitely remove every stain.

Sometimes sanding produces an outstanding result, as it did in this Vernon home. Other times, a dark shadow may remain. Depending on the situation, the options can include living with some remaining character, choosing a stain color that helps blend the affected area, or replacing individual boards when the damage is severe enough.

This particular floor gave us about as good an outcome as we could have hoped for.

Looking across the finished room, it's difficult to believe how concerning some of those areas looked when we first began sanding.

The natural grain is visible again, the rooms stayed light, and the homeowner got the appearance she had hoped for when she purchased the house.
