Bolton, CT Hardwood Floor Refinishing — Restoring Worn Prefinished Oak Floors Before Selling a Home

Early American Stain Brings New Life to a Large Family Room Near French Road and Deming Road

A Bolton Homeowner Preparing to Sell

We recently completed a hardwood floor refinishing project in Bolton, Connecticut, near the French Road and Deming Road neighborhoods.

The homeowners were preparing to sell their house and wanted the large family room to look its best without investing more money than necessary.

The room had prefinished oak hardwood flooring with an older, waxy-looking stained surface. Over time, the finish had become worn and dull, taking away from the appearance of an otherwise attractive room.

The homeowners weren't interested in changing the floor to a completely different color. They liked the existing warm brown tone and wanted us to restore that appearance.

After examining the flooring, we discussed sanding away the worn factory finish and applying a similar stain color.

Why Sanding Prefinished Hardwood Flooring Requires Experience

Prefinished hardwood flooring can be more challenging to sand than traditional site-finished flooring.

Factory-applied coatings can be difficult to remove, and some prefinished boards have beveled edges that require additional attention during sanding.

Before refinishing, it's important to evaluate the flooring and determine whether it has sufficient usable wood for another sanding.

For this Bolton project, our crew used professional dust-containment sanding equipment to remove the existing finish and prepare the oak for staining.

The goal was to restore the floor while preserving the homeowners' preferred color.

Restoring the Color With Early American Stain

Once the old finish was removed and the wood properly prepared, we applied DuraSeal Early American stain to achieve a warm brown appearance similar to the original flooring.

Early American is a traditional stain color that brings out the natural grain of oak while providing a familiar, welcoming appearance.

The difference was immediately noticeable.

The newly stained flooring showed much more definition in the wood grain, and the room regained the warmth that had been lost under the worn finish.

Rather than replacing the existing flooring, we were able to give the homeowners the appearance they wanted through professional hardwood floor refinishing.

A Beautiful Family Room Ready for the Next Homeowner

The finished floor made a substantial difference in the appearance of the large family room.

With its expansive windows, wooded views, and freestanding wood stove, the room already had plenty of character. Restoring the oak flooring helped bring those features together.

The homeowners were able to retain the color they liked while presenting the room with a much fresher appearance.
