New Britain, CT Hardwood Floor Refinishing — A 55-Year Family Connection Brings Old Oak Floors Back to Life

Hardwood Floor Repairs, Pet-Stain Removal, and Oil-Based Polyurethane Refinishing Near Fenneman Road

A Phone Call That Brought Back 55 Years of Family History

Some hardwood floor refinishing projects are memorable because of the condition of the floors. Others stand out because of the people involved. This New Britain, Connecticut project had a little of both.

I received a call from Paul about a house in the Fenneman Road neighborhood of New Britain, not far from Interstate 84 and the Farmington area.

What made the call especially interesting was that Paul had worked with my father approximately 55 years ago.

That's a long time for someone to remember a flooring company, and it's one of the things I appreciate most about operating a fourth-generation family business.

Today, many homeowners find contractors through Google searches, online reviews, and websites. But years ago, our business grew largely through personal relationships, word of mouth, and customers remembering the quality of our work.

Paul's call was a reminder that those relationships can last for generations.

A family member had left the house to them through an estate, and they were preparing to put the property on the market. Before listing it for sale, however, the hardwood floors needed serious attention.

When I visited the property, I could see we had a challenging hardwood floor restoration ahead of us.

Years of Wax Made This a Difficult Sanding Project

The original hardwood flooring was in rough condition.

Over the years, the previous homeowner had applied considerable amounts of wax to the floors. There were also scratches, worn areas, and old pet stains.

Wax buildup can make hardwood floor refinishing particularly difficult.

When a floor has accumulated years of wax and other surface products, the sanding process requires additional care. Old material can interfere with sanding abrasives and make it more challenging to prepare the wood properly for a new finish.

Our in-house crew had to work through those conditions before we could bring the original oak flooring back to life.

Fortunately, the existing hardwood still had enough potential to make refinishing a worthwhile option rather than replacing all the floors.

Removing Old Pet Stains From Hardwood Floors

One of the biggest concerns involved old pet stains.

As I've learned over decades in the hardwood flooring trade, not every pet stain can be completely sanded out.

Some discoloration remains close to the surface, while other stains penetrate deeper into the wood.

We carefully evaluated the affected areas and sanded the flooring to remove as much of the staining as reasonably possible without unnecessarily removing good wood.

In this particular New Britain project, we were able to eliminate approximately 90% of the visible pet staining.

Some faint discoloration remained, but the difference was substantial.

For homeowners preparing a property for sale, restoring the existing hardwood flooring can dramatically improve the appearance of a room without the expense of replacing every board.

Replacing Damaged Hardwood Boards With New White Oak

The project also required actual hardwood floor repairs, not just sanding and refinishing.

Several boards in the middle of one room were in poor condition and needed to be replaced.

Rather than remove the entire floor, we repaired the affected section using new white oak flooring.

Replacing boards in an existing hardwood floor takes careful workmanship. The new flooring needs to fit properly with the surrounding boards, and the repaired section must be prepared so the floor can be sanded and finished together.

Our crew completed the white oak board replacement before continuing with the refinishing process.

This is an important distinction for homeowners searching for hardwood floor repair in New Britain: damaged boards do not always mean an entire floor needs to be replaced.

Commercial Sealer and Two Coats of Oil-Based Polyurethane

Once the repairs were completed and the old finish and wax buildup had been removed, we prepared the hardwood flooring for its new finish.

For this project, we selected a traditional finishing system:

  • One coat of commercial sealer.

  • Two coats of oil-based polyurethane.

This combination brought out the warmth and natural grain of the oak flooring while providing a protective finish.

Oil-based polyurethane remains an excellent option for homeowners who appreciate the traditional amber warmth it brings to hardwood floors.

Although many of our customers today choose lighter water-based finishes, we continue to offer oil-based polyurethane when it suits the flooring and the appearance the homeowner wants.

In this New Britain home, the finished floors complemented the traditional character of the house.

Preparing an Inherited New Britain Home for Sale

The purpose of this project was straightforward: help the family prepare an inherited home for sale while preserving as much of its original hardwood flooring as possible.

The floors had years of wax buildup, significant wear, old pet stains, and several damaged boards.

By combining professional hardwood floor sanding, targeted white oak repairs, and a traditional oil-based finishing system, we were able to give those floors a fresh appearance.

The finished rooms looked substantially different from when we first arrived.

Instead of worn, neglected flooring, the home now had beautifully restored oak floors that could become a positive feature when prospective buyers walked through the property.

And for me, the best part was knowing that this project continued a family connection that began with my father approximately 55 years earlier.

That's something you don't forget.
