When we first met with the homeowners at this South Windsor, Connecticut 06074 home in the Beelzebub Road neighborhood, the hardwood floors were in very rough condition. The new owners were preparing to move in on Saturday, which gave us a very specific challenge: could we sand and refinish these hardwood floors on Friday and have them ready in time for their move?
After looking at the floors and discussing the homeowners' expectations, we developed a plan using a water-based finishing system that would give us the turnaround time the family needed while also creating the lighter, cleaner appearance they wanted.
The transformation surprised even us. There were numerous marks, stains and heavily worn areas in the existing finish, but once we began sanding, the underlying hardwood cleaned up remarkably well.
What Would Come Out — and What Wouldn't?
One of the questions homeowners frequently ask before hardwood floor refinishing is how much staining and discoloration will disappear during sanding.
You can't always know the answer until the old finish begins coming off.
These floors initially looked as though some of the darker areas might remain. But as our sanding progressed, much of the discoloration was removed and the natural character of the wood began showing again.
Our professional dust-containment sanding equipment also helped control the amount of airborne sanding dust during the process. After the project, the homeowners specifically commented that they were surprised by how little dust they experienced.
Choosing Bona IntenseSeal
The homeowners didn't want the floors to become dramatically lighter or lose all of the warmth they were accustomed to seeing.
For that reason, we selected Bona IntenseSeal rather than going for an extremely pale, raw-wood appearance.
IntenseSeal brings some warmth and depth back to the wood while still providing the cleaner appearance associated with a water-based finishing system. It gave us a good balance between the home's previous traditional color and the brighter appearance the new homeowners wanted.
The photographs are also worth explaining. The existing interior lighting in the home had an unusually warm tone, so the finished floors appear somewhat darker and warmer in some photographs than they appeared in person.
That's another reason we prefer making finish decisions with homeowners at the actual house rather than relying exclusively on photographs.
Four Coats Completed in One Day
Timing was a major part of the decision-making on this project.
The homeowners were scheduled to move into the house Saturday, and we started the refinishing work Friday.
Our water-based system allowed us to complete the sanding and apply the entire four-coat finishing system within the required schedule.
That quick turnaround was particularly important here. Rather than moving furniture into the house and then having to empty the rooms again for refinishing, the homeowners were able to have the work completed before moving in.
Water-based finishes also offer lower odor and lower VOC levels than traditional oil-based polyurethane, in addition to their faster drying and recoating characteristics.
Ready for Move-In
By the end of Friday, this South Windsor hardwood floor refinishing project had gone from a heavily worn floor to a completely refreshed surface.
The homeowners were ecstatic with the transformation and especially pleased that the project stayed on schedule. They also mentioned how surprised they were by the small amount of sanding dust left from the process.
That meant that instead of spending their moving weekend dealing with a flooring project, they could concentrate on moving into their new home.
We also discussed another flooring concern elsewhere in the house involving an engineered hardwood floor. Because engineered flooring can have a thinner wear layer than traditional solid hardwood, we evaluate those floors individually before recommending sanding. The homeowners may have us return in the future to determine whether specialty sanding is appropriate for that area.
That's part of what we believe professional hardwood flooring work should involve: not every floor gets the same recommendation.
