his hardwood floor refinishing project in Wethersfield, Connecticut presented us with a challenge before we ever turned on a sanding machine.

The homeowners, located in the Goodwin Park area of Wethersfield, CT 06109, wanted their hardwood floors refinished, but they had serious concerns about the dust and odors normally associated with having floors sanded and finished.

One member of the family was particularly bothered by strong odors and changes inside the home. Because of that, the homeowners weren't even sure that refinishing their floors was going to be practical.

We spent time discussing the process with them before the project began. Our goal was to find an approach that could restore the floors while keeping the disruption inside their home as limited as reasonably possible.

That led us to a combination of our professional dust-containment sanding equipment and a Bona water-based finishing system.

Controlling Dust During Hardwood Floor Sanding

One of the homeowners' first concerns was sanding dust.

Modern professional dust-containment equipment makes hardwood floor refinishing considerably different from the old image many people have of clouds of sanding dust throughout the house.

No sanding process should be described as literally producing zero dust, but our equipment is designed to capture the large majority of sanding dust as it's generated.

For this Wethersfield project, that was especially important.

Once we addressed that concern, we could concentrate on the floor itself—and that's where another challenge was waiting for us.

A Difficult Transition Between Two Hardwood Floors

The family room had a prefinished hardwood floor, while the adjoining kitchen flooring created a very noticeable transition between the two areas.

The homeowners were understandably concerned about how this would look after refinishing.

This is one of those details that can make an enormous difference in the finished project. You can refinish each individual floor beautifully, but if the transition between adjoining rooms still looks awkward, that's where your eye is going to go.

Our objective was to make these spaces look as though they belonged together.

After sanding the existing flooring, we were able to greatly improve that transition and create a much more continuous appearance as you move from the family room into the kitchen.

Choosing Bona IntenseSeal and Bona Mega

Odor was the other major consideration.

For that reason, we chose a water-based Bona finishing system, beginning with Bona IntenseSeal and completing the floor with Bona Mega.

Water-based floor finishes generally offer significantly lower odor and lower VOCs than traditional oil-based polyurethane. They also dry more quickly and allow us to preserve a lighter appearance while still giving the hardwood the protection needed for everyday residential use.

Bona IntenseSeal was a particularly nice choice here because it added some warmth and depth to the wood without producing the heavier amber appearance traditionally associated with oil-based polyurethane.

The Finished Result

Once everything came together, the difference was dramatic.

The freshly refinished wood has a clean, natural appearance, and the different flooring areas now relate to each other much better visually.

More importantly, we were able to address the concerns that had initially made the homeowners question whether they should have the floors refinished at all.

We used professional dust-containment equipment during sanding, selected a lower-odor water-based finishing system, and kept the homeowners informed about what to expect throughout the project.

The result was a successful wood floor refinishing project in Wethersfield and, best of all, a very happy customer who later left us a great review.

Every Hardwood Floor Refinishing Project Is Different

This project is a good example of why we don't believe every hardwood floor should automatically receive the same finishing system.

Sometimes the primary concern is durability. Sometimes it's color. Sometimes we're trying to preserve the appearance of an antique floor.
