Wethersfield, CT Hardwood Floor Refinishing — Bringing a Worn Red Oak Floor Back to Life

Wethersfield, Connecticut 06109 | Maple Street / Wethersfield Country Club Area

A hardwood floor doesn't always need to be replaced when it starts looking old and worn. Sometimes what you're seeing is years of wear in the finish—and underneath it is still a beautiful hardwood floor waiting to come back.

That's exactly what we found on this recent hardwood floor refinishing project in Wethersfield, CT, near the Wethersfield Country Club and Maple Street area.

The tenant had been living in the home for approximately 10 years and wanted to enjoy the floors looking new again. The kitchen had taken the most abuse, which is something we see all the time. Kitchens are among the hardest areas in a home to maintain because of constant foot traffic, cooking, spills, chairs, and everyday activity.

The homeowners also wanted a natural-looking color without the strong amber or orange appearance that older oil-based finishes can develop over time.

Our solution was to sand the red oak floors back to clean wood and use a modern water-based finishing system that would give the oak a warm, natural appearance while staying much closer to that original tone as it ages.

Before: Heavily Worn Red Oak Kitchen Floor in Wethersfield, CT

You can see how much wear had developed in the kitchen and main traffic areas. There are darkened sections, scratches, finish wear, and areas where the floor has lost the clean, even appearance it once had.

This is one reason we tell homeowners not to judge an older hardwood floor solely by what they see on the surface.

The wood underneath can be in much better condition than the old finish makes it appear.

Instead of replacing this red oak flooring, we could professionally sand away the worn finish and expose clean wood underneath.

During Sanding: Removing the Old Finish From the Red Oak

This photograph is one of my favorites from the project because you can actually see the transformation taking place.

The lighter portion is freshly sanded red oak. The darker area still has the old finish.

Professional sanding removes the old finish, surface scratches, discoloration, and years of wear while preparing the wood for the new finishing system.

We use professional dust-containment sanding equipment to significantly reduce airborne sanding dust throughout the process.

And as we continued sanding, another interesting feature of this Wethersfield floor started becoming much more noticeable.

Freshly Sanded Red Oak Reveals the Decorative Floor Pattern

Hardwood floor oil-based polyurethane application in Southington CT

This wasn't simply a standard straight-laid red oak floor.

The original installer had incorporated a beautiful log-cabin-style box pattern into portions of the flooring.

Details like this can become almost hidden after years of wear and an aging finish.

Once we sanded the floor back to clean wood, the different direction of the boards and the craftsmanship of the pattern became much more prominent.

That's one of the things I still enjoy about refinishing older hardwood floors: sometimes you uncover details that people have stopped noticing.

The Log-Cabin-Style Red Oak Pattern Comes Back to Life

You can see the red oak boards changing direction to form the boxed pattern through the room.

We wanted to preserve that character rather than cover it with a dark stain.

The freshly sanded red oak gave us a clean foundation for the new water-based finish and allowed the natural grain and original flooring design to remain the focus.

Why We Chose a Water-Based Finish

The tenant needed to be out of the home while we were working but wanted to return as quickly as practical.

That made a modern water-based finishing system a good choice for this particular project.

Water-based finishes provide a lighter, more natural appearance than traditional oil-based polyurethane and generally have lower odor and lower VOC emissions.

There was another reason we liked it for this floor.

The homeowner wanted to keep this natural red oak tone.

Traditional oil-based polyurethane tends to amber as it ages. That warmer amber color can become considerably more pronounced over the years—what I sometimes describe to customers as eventually becoming more “pumpkin” colored.

The water-based system allowed us to keep the red oak much closer to the natural tone we were seeing after sanding rather than intentionally adding that strong amber color.

Hardwood Floor Refinishing Completed in One Day

Another advantage on this particular Wethersfield project was turnaround time.

We were able to complete the sanding and water-based finishing process in one day.

The tenant left while we performed the work and was able to return approximately four to five hours later, following the return-to-use instructions for the finishing system.

That doesn't mean every hardwood floor refinishing project can be completed in one day. Repairs, square footage, stain colors, floor condition, and the finishing system can all change the schedule.

But projects like this demonstrate how much professional wood floor refinishing has changed.

A homeowner or tenant doesn't necessarily have to assume they'll be displaced from their home for days simply because the floors need refinishing.

Kitchen Floors Take a Beating

After decades in the hardwood flooring trade, kitchens remain one of the places where I see the most wear.

Think about how much happens there every day.

People stand in the same areas in front of the sink, stove, refrigerator, and counters. Chairs move. Food and drinks spill. Shoes track in grit. Pets walk through. And everybody seems to enter the kitchen eventually.

That's why the kitchen in JPEG 0365 looked so different from the freshly sanded floor shown in the later photographs.

Fortunately, wear doesn't automatically mean replacement.

If there's enough usable wood remaining and the floor is otherwise in good condition, hardwood floor refinishing can often restore a floor that looks far worse than homeowners expect.

This project is a good example of something we've seen many times over the years:

Don't give up on an old hardwood floor simply because it looks worn.

Underneath years of traffic and an aging finish, there may still be a beautiful floor—and sometimes a unique piece of craftsmanship like this log-cabin-style red oak pattern—waiting to be uncovered.
